Pay community of owners (comunidad de propietarios) fees for shared building maintenance — a statutory obligation under the Ley de Propiedad Horizontal (Ley 49/1960, art. 9)

Own a flat in a shared building and you're a member of the comunidad de propietarios by law (the title cites the statute): the fees fund the lift, the roof, the shared everything. Unpaid fees attach to the property itself, so check for arrears before buying and budget them as a fixed cost after.
WHEN IT'S DUE
A yearly obligation — each year's window closes at the end of December.
WHY IT MATTERS
A legal requirement for your situation. Verified against an official government source (AEAT, extranjería, BOE).
WHAT COMES FIRST
Sign completion deed (escritura de compraventa) before a notary and pay the balance

LOLA'S TIP
Don’t sign or transfer anything before the checks clear — this step protects the purchase.
Where does this fall in your move?
Whether this step even applies — and when it's due — depends on your passport, work, family and plans. Answer a few questions and Get Camino builds your full roadmap, every step in the right order with real deadlines.
